Tool · the MEES verdict checker

Can I let it?

Band in, verdict out. The same checker as the homepage hero, with the full rules table published underneath so you can audit the logic.

Verdict: Plan ahead

Band E: you can let this today. You are on the floor.

MEES sets today's floor at E, so an E is lettable now. Two things to watch: a renewal assessment under RdSAP 10 can score lower than your old certificate, and the confirmed 2030 rules raise the floor to C from 1 October 2030.

E versus the 2030 C floor

The rules behind the verdicts

Nothing in this tool is arithmetic; it is a rules lookup, and these are the rules, sealed to their instruments:

Letting verdicts by band (England and Wales, domestic)
BandTodayFrom 1 Oct 2030
A B CLettableLettable
DLettableWorks or exemption required
ELettable (this is the floor)Works or exemption required
F GBlocked without a registered exemptionBlocked without a registered exemption
Current floor per the MEES Regulations 2015 SI 2015/962 and landlord guidance GOV.UK MEES; 2030 standard per the January 2026 government response Gov response Jan 2026. Selling and owner-occupation carry no minimum band.

What the verdict does not cover

  • Scotland and Northern Ireland: MEES is an England-and-Wales regime; see Scotland and NI.
  • Exemption eligibility detail: the six routes and their evidence are on exemptions.
  • Commercial property: different track entirely; see commercial EPCs.

If the verdict sent you to work: improving the rating orders the measures, and EPC C by 2030 is the deadline you are working back from.
